The Buying Process
Every deal is unique and has exceptions. I will be with you every step of the way. Below is a rough outline of the buying process.
Step 1. Consultation
We will meet to identify your desired features, locations, price range, and timeline.
Step 2. Financing
I will connect you with quality lenders for pre approval.
Step 3. Home Search
We will tour available homes.
Step 4. Make an Offer
We will submit your best offer with 1% earnest money deposit.
Step 5. Offer Accepted!
Congratulations! You’re under contract. Now the loan will be submitted, and the closing costs estimated.
Step 6. Home Inspection
I will connect you with quality Home Inspectors to evaluate the property. An inspection is usually around $500 buyer’s cost.
Step 7. Repair/ Replacement Resolution
Depending on the results of the home inspection, there may be repairs that need to be made/ amendments to the agreement. I will be there to negotiate these terms on your behalf.
Step 8. Obtain Homeowners Insurance
I will connect you with quality Insurers, so that you can choose what plan works best for you.
Step 9. Appraisal
A very important step. An appraiser will be hired to determine the value of the property. Typically costing around $500, this is a buyer’s expense.
Step 10. Final Loan Approval
Depending on the results of the Appraisal, the Lender may approve or deny financing. When the Loan is approved, a closing is scheduled with the Title Company!
Step 11. Closing!
Wow , Congratulations! You are now a property owner. Now we wire the down payment, transfer utilities, and get the keys!
